Jacksonville runs on the base calendar, and that calendar does not negotiate. A lot of the work here is tied to a PCS, a move-out inspection or a tenant turnover, and the date is the job.

That means two things from me: a realistic start date instead of an optimistic one, and a finish that does not slip. If your timeline will not work, I will tell you at the estimate rather than halfway through.

What the homes here are like

Tile work is shaped by what is under the floor, and that varies a lot across Eastern North Carolina.

Most Jacksonville housing is 1970s through 2000s, heavily slab-on-grade, built at volume. Slabs are flatter to start with, so the question is rarely leveling and usually crack isolation — an existing slab crack telegraphs straight through tile unless it is isolated first.

Rental and turnover work has a different brief from a homeowner's remodel. It needs to be durable, fast and easy to clean, not bespoke. Mid-tone large format porcelain in the wet areas and the traffic lanes is almost always the right call, and it is what I steer landlords toward.

Older bathrooms around Piney Green and the closer neighbourhoods still have original tub surrounds on mortar beds. When those come out, the framing behind them is frequently wet. I price for what is likely and photograph whatever I find.

Jacksonville is about an hour from New Bern. It is a regular run and there is no travel charge on a normal-sized job.

If you are a property manager with several units, send the list — grouping them into one trip is cheaper for you and makes more sense for me.

Questions from homeowners here

Can you work around a PCS or a move-out inspection?

Yes, and I take those dates seriously. Tell me the deadline at the estimate and I will tell you honestly whether it fits.

Do you do rental turnovers?

Yes. Repairs, floor replacements and tub surrounds between tenants, quoted per unit.

How fast can you start?

Depends on the week. You will get a real date rather than a date that sounds good.

Is there a travel charge to Jacksonville?

No, not for a normal-sized job.
